Majority of Manning is zoned R20. The Residential
design codes indicate that per hectare ( 10,000 sqm) it is able to be developed into 20 dwelling
units. To break it down this means 500sqm of land
per dwelling (House & Land).
Then how can 900sqm zoned R20 be subdivided?
Under the Residential Codes there are special
conditions, provisions and variations that could
allow 900sqm to be subdivided into "Group
Dwellings". In this situation the properties must
meet certain requirements for approval, Min area per
dwelling in this case is to be 440sqm.
